Selling Vancouver Real Estate: The Process

STEP 1: PRE-LISTING PREPARATION

Once you’ve decided to sell your home and picked me as your real estate partner, our relationship begins. Together, we’ll discuss your objectives and timeline and figure out what is most important to you. 

 

Next, we begin to prepare for your home evaluation. We’ll assess the market, including the impact of current housing supply and demand, as well as price trends and seasonal considerations. We’ll also take a close look at your property in relation to the market, incorporating any key features and benefits, differentiating factors, and the competitive landscape. This process helps us determine a list price that will maximize your home’s value.

 

From there, we’ll create a marketing plan tailored to your unique needs and your property’s best features, designed to position your home in the marketplace appropriately.

 

If there are any property improvements that must be completed, now is the time to do it! We’ll engage a staging consultant as well as photography and media professionals to make sure your home is seen in its best light.

 

STEP 2: LISTING, SHOWINGS, AND OFFERS

Once your home is listed, our marketing plan goes into action. We make full use of the latest technology, including internet and social media strategies, to cross-market your property and make the most of its exposure to other real estate agents and the general public.

 

Our marketing activities are designed to attract the right offer, so once offers begin to come in, we carefully qualify and analyze the merits of each one. When we receive an offer you’re interested in, we negotiate to optimize the price and terms.

 

A successful offer will usually include conditions that must be satisfied for a sale. Once these conditions have been met, and subjects have been removed, a firm and binding contract exists, which means the buyer has legally agreed to buy the home. It’s time to place the SOLD sign!

STEP 3: CLOSING AND KEYS

You’re almost done! Completion usually takes place two to six weeks after the subjects are removed. The buyer then pays the balance of the purchase price, and you transfer the title at the lawyer or notary. Now it’s time to pack, clean, and begin the last stage of transitioning from the property.

 

On Possession Day, the keys go to the buyers. We will be delighted to provide you with post-closing services if required.
