Buying Real Estate In Vancouver

Buying real estate in Vancouver is one of the most exciting decisions you will make in your life. It is an incredibly rewarding experience and one that means you will own a piece of one of the most beautiful places in the world. Whatever your goals, I will help you achieve them.

Buying Vancouver Real Estate: The Process

 

STEP 1: GETTING PRE-APPROVED FOR A MORTGAGE 

Properties are expensive, especially here in Vancouver. If you do require mortgage financing, wading through the countless organisations and picking the best one for you can be difficult, I can help you with that. If you manage to find a specialist that you’re comfortable with, getting pre-approved status before we begin is a critical first step. This will allow you to set your expectations in terms of what you can afford and will guide our overall search and negotiation strategy. 

 

STEP 2: FINDING A HOME

The fun part – now it is time to hunt for your dream home. I will work with you to draw up a shortlist based on your wants and needs. Where would you like to live? Do you like a certain style of home? Do you like green-space, or urban centres? Are you downsizing or do you need space to grow? We’ll use these questions to guide our search for your property. 

 

There are many tools out there to hunt down the perfect home or investment property in Vancouver, it can take time and it can seem overwhelming at times as new properties enter the market and conditions dictate the speed at which they come and go. Properties in some neighbourhoods of Vancouver can be on the market for only an average of fourteen days! Luckily, I have access to all Vancouver real estate listings and an intuitive search tool. I also have my ear to the ground within my network of sellers and REALTORS® whom I work closely with. 

 

We’ll organize a tour of the properties on your shortlist at a time that is convenient for you. Tours take place over one or more days to allow you to narrow down your search. Open houses are often available and can be found using this link. Virtual tours are also a great way to view properties too, though keep in mind the level of detail that you may need to proactively discuss (such as asking the tour host to turn the shower on to check the water pressure!). 

 

In any case, by enlisting my support as your Buyer’s Agent comes at no cost to you. I will put in the hours while you work or play too and I have a knack of finding incredible deals! 

 

STEP 3: THE OFFER

So you’ve found your dream home or investment property, this means it is time to place an offer with the seller. Your offer will include your proposed purchase price, closing date (the date you’ll take possession of your new property), and conditions. Conditions can include contingencies like your ability to secure financing, the results of a home inspection, and the inclusion of certain items, like appliances, window treatments, or light fixtures. 

 

Once your offer is accepted by the seller, it is time for some final work. You’ll need to:

  • Do your due diligence and have the home inspected
  • Read all of the strata documentation if you are buying in a condo or townhome development
  • Secure your mortgage financing
  • Find a lawyer or notary

Once the conditions have been satisfied and subjects have been removed, a firm and binding contract exists, which means you have legally agreed to buy the home! Your deposit is paid into the trust account at our brokerage within 24 hours of the contract becoming firm. 

 

STEP 4: CLOSING TIME AND MOVING IN!

Completion usually takes place two to six weeks after the subjects are removed. Then, the balance of the purchase price is paid to the seller and the title is transferred to the buyer (that’s you!) at the lawyer or notary. You are now the proud owner of your new Vancouver home — congratulations!
